Frequently Asked Questions
Is the lot rent/site rent included in the price of the home?
Sun Communities are land leased properties. Lot rent or site rent is not included in the cost of your home, rent varies from property to property and range based on location within the state and the park.
Is electricity included?
At most communities electricity is not included, your home is individually metered and you only pay for the electricity you use.
Can I bring a pet? Are there additional costs?
At Sun we love pets and there are no fees to have a pet live with you in the park. Dogs and cats are welcome at all properties, but there are size and breed restrictions at select communities Please contact the park directly to find out if there are any limitations at your community.
What is the difference between a park model and a manufactured home (mobile home)?
It comes down to size. A park model is always going to be less than 540 square feet, sometimes as small as 400 square feet. Manufactured Homes start at 500 square feet and get bigger from there. A double-wide manufactured home could be 1200 square feet and have multiple bedrooms, while a park model (for the most part) will just have one bedroom.
Is it a considered a house or a trailer?
How about we call it a trailer home! The homes are as comfortable as any house you have ever been in but in miniature size (as small as 400 sf). They sit on wheels, and can be moved, but once your home is set you will never notice that it isn’t a permanent structure.
How many bedrooms do park models or manufactured homes have?
Park models are generally one bedroom, but it is possible to have a two bedroom (or in rare cases a three bedroom) park model home. Manufactured homes start at one bedroom and have as many as four.
Can I have guests?
We love the Sun lifestyle and we want you to share it with your friends and family. Guests are welcome in all communities, but many request you check in your guests and some may require a small day use fee for those using the properties common areas.
I want to live in a 55+ park, but can my grandkids visit?
We love grandchildren too, you’ll often find that when yours come to visit your neighbors will spoil them just like their own! If you live in an active adult community and have visitors under the age of 55 we ask that you limit their visit to two weeks.
